We put in a few offers to owners that had ridiculous terms and Encompass protected us from getting screwed over. They mentioned what the terms were and left it up to us whether or not we wanted to accept them, however, they made sure we knew and understood what the terms would mean and that they did not agree with them (owner wanted us to take the house "as is" without letting an inspector review it, and that we would have to pay a difference if the appraisal price was different, even though the initial price was accepted).
